Yes, you do.

That you can't. That is not possible at all. You can specify on what
interface (identified by IP) you want to listen but you cannot listen to
the traffic of just one remote IP.
Although you can limit that by application logic (ACLs in exim) or
firewall (iptables) but you cannot listen to just that traffic unless
the network is a peer to peer network with only this two machines in it.
But this is very unlikely.
