Here is the one I use (whole srpm, easy enough to grab the spec out of
it). I started with ATrpms.net pkg starting at 4.72 and adjusted for
my own needs (added spf and srs).

http://downloads.mrball.net/Linux/CentOS/5/SRPMS/exim-4.76-1iv.src.rpm

It builds these:
exim-4.76-1iv.x86_64.rpm
exim-debuginfo-4.76-1iv.x86_64.rpm
exim-greylist-4.76-1iv.x86_64.rpm
exim-mon-4.76-1iv.x86_64.rpm
exim-mysql-4.76-1iv.x86_64.rpm
exim-pgsql-4.76-1iv.x86_64.rpm

I have never usd the greylist or pgsql binaries that it builds.

It doesn't fulfill your "dead simple" criteria in that it also builds
exim with spf as a DLO module, srs statically linked, and all the
separate packages above, but I don't think it's that difficult to just
comment a few things out. I just never took the time to package it
into a separate rpm.
