This is one of those rare occasions where I break my own rule and say "you
really don't want to do that" without offering a viable alternative
solution.

What you're asking for is a very basic, false-positive riddled system
which really will cause you more problems than it solves.
You might find you're better off implementing SpamAssassin in a stripped
down form, just to search for specific words, rather than doing it in Exim.
